  • Disposal of Facility or Property after fulfillment of useful life to make way for new project – Demolishing process is unique for every facility or property & hence to be customized thoroughly & meticulously planned. Stage C — Procurement Management Assistance :

  • Supply Chain, Logistics & Inventory management activities & coordination on or off site, after receipt of drawings, BOQ, technical specifications & makes from Consultants / Designer of all Work packages of project with respect to Life Cycle Approach – Vendor sourcing, pre-qualifying, package wise issuing enquiry or bid or tender, receiving offers, techno-commercial & bid analysis, vendor drawings review, putting up purchase recommendations to the management, contracting & ordering. Payment & Contract administration and finance monitoring & control.

Stage D — Construction Management Assistance :

  • Construction Management, Execution & coordination on & off site of all Work packages of project with respect to Life Cycle approach – Planning, scheduling & control of tasks by contractors & their sub-contractors, cost, quality, safety & time control, communication management, interface coordination, payment & contract administration with respect to the Budget vs Actual expenses, progress evaluation, expediting deliveries, material inspection & testing, construction & erection monitoring, installation stage wise inspection and supervision of commissioning, on-site cost monitoring, controlled execution, on-site technical issues resolving, certification of QA, QC, QS & running bill documentation, snagging, handing over documentation & training, final payments & project closure audits.
  • Fit-outs & Interiors Design Management, Execution & coordination on & off site of project after virtual completion with respect to Life Cycle approach – Layout review and approval of fit out services & finishes with respect to designed purpose, intended usage & duty cycles of operations, in coordination with concerned agencies & consultants for BOQ, GFCs & MADS for work packages. Monitoring & controlling design, supply chain, logistics, inventory & site execution activities of material inward inspection, erection, installation, billing, snagging and commencement of operations.
  • Transition management for Occupancy, O&M after acceptance of building – Establishing the Facility or Property Management & Maintenance team by strategically planning organizational structure & manpower based on size, type, location & operation pattern of facility for optimal maintenance of facility or property with combination of in-house & out-sourcing of maintenance through third parties. Establishing shift-wise monitoring & control mechanism for all the key parameters in all equipment, utilities & facilities infrastructure. Implementing ISO 9001, OHSAS 18001, TPM, OHSAS & 5S and practicing of breakdown, preventive & predictive maintenance, spare inventory planning, FMEA, MTTR & MTBF. Statutory complying of O&M activities to Electrical, Factories & Boilers, Explosives, Fire & Safety, Labor, Scales & Measurement Bureau Acts & Rules & Other norms, for Facility or Property Management dept. Quality Objective & Budget Planning for the operations, to set in line with overall Organizational Objectives & Business needs for the given fiscal year. Direct & drive, monitor & control the team towards progress to achieve departmental objective targets with respect to cost, quality & time. Overseeing the whole facility or property maintenance capital expenditure & operational expenditure to achieve hassle free set ups, closure and sustain peaceful occupancy & operations. Team development & training in Quality systems & Statutory compliance. Update the trouble shooting skills & knowledge level of the team to blend individual potentials & facility resources into a successful delivering team. Develop the team to learn to honor their commitments on cost, quality & time on various tasks that arise out of all the business needs of the organization.
